Hi all, the chance to own an apartment has came up. There's multiple for sale, only me and someone who intends to rent one or more out has shown interest.
It's in the Midlands, rent will be around £700PCM (for others, I intend to own and live) for a 1 bed, there's a couple 2 beds thrown in.
What's the chances the renter's will be bad tenants, like some council house tenants throwing parties etc? It's far from a town centre and unlikely to appeal to students.
Also what floor is best, I read online that people favour the upstairs and avoid the middle floor due to noise, but these are new builds with good sound proofing, or so I am told.
I'm just trying to find a suitable flat where I won't be bothered and woken up at night by rowdy inconsiderate neighbours. Everyone I've spoken to about flats were young and in council ones, plagued by antisocial behaviour. Loud music etc.
The thing that sold these to me is the own boiler and radiators along with no garden etc to maintain. In a nice part of a rougher area however. But the neighbours all look house proud and elderly.

Just curious, what websites or platforms do you resort to when looking for a roommate? And where would you find listings for shared apartments or rooms for rent in nyc? I usually use zillow or streeteasy but that's more for an entire apartment or house to myself. Just want some advice before I go down this wildly competitive process in a couple of months. I've lived in NY state for almost 10 years now and am looking to move to the city and possibly sell my car as well. Any advice is appreciated <3

please note that I have autism and am struggling with how to navigate this.
I work for a house paint retailer and during a conversation between me (23F) and my coworker (20m) with our sales rep, we were talking about relationships and it led to me commenting on how my BF works for a beverage distribution company at ~23$/Hr and my coworker jokingly asking if they were hiring.
The sales rep asked how much we were getting paid and I found out that even though I have worked for the company longer, and we have gotten raises at the same time- I am being paid an entire dollar less than my coworker.
My performance has never been brought into question or reprimanded. Other than our manager I am usually always the one greeting customers and offering help when I see it is necessary. Our location is too small for an assistant manager but I am basically it.
I am proud of the fact that I enjoy being helpful but finding out that I’m being paid less for the exact same job description a man is doing really put a wet blanket over me.
This isn’t to say that I’m not getting paid well. It’s over minimum wage- but I’m just starkly confused and somewhat upset at the fact that someone who does the bare minimum gets rewarded.
Neither of us had any experience when joining the company so I truly don’t understand the wage difference.

I have been working on a business for two years. I have a business partner who is a financial backer.
Over the course of the two years, the following has happened: the first 6 months were spent researching one avenue of revenue, but we ultimately opted for another. I.e., we thought of processing one thing, but logistics and regulations drove us to another (market).
My partner has a lot of money. Has even had gall enough to say “I’m rich”. He has two cars, but only one parking spot.
During the first summer, I drove to Virginia (from Toronto, Ontario) for a two day workshop about the specifics of using the machine we purchased ($27,000 CDN).
When I returned, he told me to keep the car, as I’d need it for business. I asked him, later, what he was going to do with the car ultimately. He said he’d keep it for a few years and then probably give it to me. (The car is over 20 years old, has 150,000 k. It runs pretty well, but it does need work).
At one point he suggested that I should “draw a salary” from the business. He suggested $3,000 / month. I live quite lean, and, as of last years’ personal taxes, I took a total of $17,000 from the business account when necessary. I hold a part time job to offset needing to do so.
Two times during this two year period, my partner was away - once in Cabo and once in Bahamas. He invited me to come with him but both times I had to cancel due to Covid -imposed restrictions.
Late 2021, I experience an issue with my machine, and because of backlogs of materials, I did not receive a replacement part for 7 weeks, during which time my sister died of cancer.
In summer of 2022, he abruptly took his car back for his daughter to give his son driving lessons (?). That was 3 weeks, and I had to cancel social arrangements out of the city (visiting a cottage, summer camp reunion).
In late 2023, more machine issues, and because it is a highly specialized machine, there was a lot of work in finding someone who could properly assess and repair.
In January of 2023, I booked a booth at a trade show as a launch. It was a good start; made some professional connections. No sales. He said he was going to attend, but never did and only told me so when I texted to ask where he was.
In April of 2023, he took the car back again for his newly-licensed 17 year old child to use. Said it would be 3 weeks. It’s been 7 weeks, during which time I have had to pick up supplies, deliver an order, and get other business-related things accomplished. I did these things via transit and Lyft.
In late May, I held an open house at my office for industry people. It was my partner’s suggestion. I orchestrated the whole thing, and invited nearly 200 people. He said he was coming, but by then the second day, with two hours left, I again messaged him to see where he was, whereupon he informed me that he wasn’t coming because he was out of town dealing with a personal emergency. No details on that.
I was supposed to get the car back the next day to make a delivery. When asked about it, he said he’d give it back to me when he returned. No details about that.
I asked “when will that be?” He replied “Sunday”.
Sunday came and went and on Monday I messaged him. He didn’t reply until Tuesday with: Hi l am thinking , the car needs a ton of work, and depending on the amount, may not be worth it. WRT to the business, l am pretty unclear it will work, l can meet with you this weekend to discuss. I am in a very dark and sad place , nothing to do with you, but you should know.”
I wrote “That’s a pretty abrupt declaration. I know the car needs work. I have been making all kinds of arrangements regarding [the business] including hiring a social media pro and we have mapped out a schedule for promotional videos and information to be imparted. If you are without hope for it, well, then you let me know. Whatever you’re going to do to with the car, that’s fine. I’d love to be able to use it until then.”
Not wanting to wait until the weekend, I called instead in the evening, but he was unable to talk. I’m calling again tonight (Thursday).
He has many investments on the go (says he) that are in the millions, that have been in the works for years.
Please, if I’m unclear on anything, just ask for clarification. Otherwise, any insight?

Recently I placed a few orders from Etude House & Pigment Play during Myntra's sale. I placed 5 different orders to avail discounts. 3 of them were paid and 2 were COD.
Today, Myntra has shipped all 5 orders together and I received a mail stating that I have to pay a huge sum (including the orders I already paid and invoice for the convenience fee for the paid ones). What's happening here. I am not being able to wrap my head around it.
Has anyone else experienced something similar? Please let me know if anyone's COD & prepaid orders were shipped together and how much was asked to be paid in that scenario

- my dad’s brother changed the title of our house to his name (we dont know how, but he did it after my dad passed away) (context: my dad hasn’t paid off this house from his cousin — so my dad’s brother told us he wanted to change the title of our house to his name and he’ll pay their cousin 40k monthly)…. how is this even possible? he didnt even have a deed of sale…
- my step mom and i aren’t in good terms anymore, so when it came to the insurance and final pay my dads brother decided to split the money into 3…. is this even legal? (context: my dads brother is the president in where my dad works at) does he really have a final say in splitting the money into 3?
- i dont want to let go of the house (all my dads memories are here, im not ready to let them go) and so i asked him if i could pay off the house once i get a job (since im still in school) he agreed but
a. if i rent this house, the rent gets split into 3
b. if i pay off the house, i have to pay the appraised rate of the house in order for it to be “fair” to my step mom
please help me out, i dont know if i should go through with this legally and risk having him sell this house )): badly need advice and thoughts

If you take on too much land you’ll stretch yourself (and your wallet) too thin, but if you take on too little you could end up with a failing farm fast.
For aspiring self-reliant homesteaders or hobby farmers, figuring out just the right amount of acreage is crucial.
For answers to this foundational question, we turned to successful and well-known homesteader, small-scale farmer, educator and farming consultant Ben Godfrey of
Sand Creek Farm in Cameron, TX.
Ben and his wife Alysha started out as small-scale hobby farmers and now run a successful, full-time 169-acre sustainable farm and homestead. Today, Ben shares his story, advice and insights on how you can get started on your hobby farming journey.
A gradual shift from city slickers to suburban equestrians, then hobby farmers, then professionals
Like most families, the Godfreys didn’t begin their life together as homesteaders.
Ben (a country boy), his wife Alysha (a city girl) and
their growing family gradually migrated from suburbia to full-time farming over the course of many years. Ben explains:
“My wife was a city girl, so I kept wanting to bring her out to the country. I started with our first house in a little subdivision, then I drew her out to a rural subdivision with about 3 acres so she could have her horses there, then I lured her out to a bigger house on around 20 acres.”
As the family fell in love with hobby farming and country life, they quickly expanded to 40 acres. All the while Ben was still running a successful construction company in town.
Ben says jokingly, “The 20 acres was really just to entice my wife in the beginning, but I had plans to purchase the 20 adjoining acres as well.”
On their 40 acres they had a small dairy and horses; grew their own produce and livestock; and had an orchard. It worked for them and allowed Ben to continue his career in construction, until…
Trading in a lucrative construction business to live off the land
Like most hobby farmers, Ben’s “real job” as owner of a construction company supported the family and afforded them a comfortable living.
Though Ben and Alysha were more than capable of straddling both worlds, it didn’t come without a price.
“We’d been evolving over to farming and I just enjoyed it much more,” Ben explains. “Even though the income was a lot better in construction, it caused a lot of stress and the quality of life was a lot better in farming.
“Plus in construction I was gone from the farm and my family a lot and I really wanted to be closer to my family. Now every day, with the exception of deliveries, I’m at home with them.”
Ben and Alysha now have five girls, ages 3 to 16, who help them out on the homestead.
How the Godfreys tackled the sustainable farming learning curve (with help from the Amish)
Though Ben has a degree in Agricultural Development from Texas A&M, plus some previous hobby farm experience, the Godfreys knew they still had a lot to learn about how to manage a sustainable farm and homestead.
“The type of agriculture they teach at Texas A&M is not at all like what we do here," Ben says. "We’re using agriculture that was probably taught at A&M 100 years ago, before chemicals were so prevalent. It is a lot more sustainable.”
So how did they figure out how to start their sustainable farm?
“When we bought the 40-acre hobby farm it was a blank canvas. It was basically a hay field with just a little bit of woods. We wanted to build a home, our barns, facilities and everything for a homestead. So I told my wife I thought we should visit the Amish to see how they do it.”
His wife agreed, and Ben quickly scheduled a business trip up to Ohio with the main goal of observing the Amish.
He connected with an Amish family there, and they invited Ben to bring his whole family to work and learn from them on their farms. “I was just so impressed by the quality of their children. And from there, we went from really 'a city lifestyle while living in the country,' to a much simpler lifestyle doing a lot more as a family.”
It was through their work with the Amish that they discovered the magic of using draft horses for farming.
“After our first visit, we returned to Ohio in October and bought a team of horses and all the equipment,” Ben recalls. “We harnessed up the two horses right there at the sale barn and drove them 2 ½ miles down the road to our friends’ farm…and it was just as peaceful as can be. From then on I was hooked.”
Ben and Alysha have remained close with their Amish friends for the past 13 years, and still return to Ohio to visit and purchase horses and equipment.
To date, they’ve brought more than 200 horses from Ohio to Texas.
How cashing in on their first hobby farm allowed them to “Go Big”
Though they loved their hobby farm, the Godfreys dreamed of having enough land to start up a larger dairy and sustainable farming business.
So, when the opportunity arose to sell their homestead (for a healthy profit) in 2007, they jumped on it and used that income to buy a bigger farm in a more rural area.
That bigger farm was 169 acres, and would soon be known by the entire sustainable farming industry as Sand Creek Farm.
What a 169 acre sustainable farm and homestead looks like
The Godfreys have diversified their land beautifully. They offer raw milk and other dairy products (theirs was one of the first farms in Texas to get a raw for retail channel license), grass-fed beef, pork, broiler chickens and a limited number of eggs.
Their farm is almost entirely horse-powered using techniques and equipment acquired from their Amish friends, plus a few tricks Ben’s picked up online.
The pace, peacefulness, connection and environmental benefits of using horses falls right in line with their commitment to sustainability.
As for acreage and farm design, their four aquaponic greenhouses take up about 1 acre, 5-10 acres are dedicated to produce cultivation annually and all the rest is pasture for rotational grazing.
The farm is not “certified organic” though they raise all their products using organic principles. Ben explains:
“I’ve had the certification paperwork on my desk but I just haven’t seen the value in doing it. The relationship with your customer is the biggest deal. The only reason you’d need a certification is if you’re not selling direct to your customer. But if the customer is inspecting your farm themselves then you don’t really need it.”
They also offer sustainably grown food products from other farms, like pure Vermont Maple Syrup, raw honey, soaps and wholesome breads.
Historically, the majority of their business has come from dairy, which lead customers to the farm’s other offerings, such as their CSA program.
At present, Sand Creek Farm is transitioning.
“Dairy is still a major key, but I would say ideally we’d like to be 50% aquaponics, 25% dairy and 25% field vegetables, farm-stays and on-site training,” Ben explained.
Even with their success and reputation, the Godfreys aren’t afraid to embrace change and shift their business model as they continue to learn and grow.
40-169 acres works for the Godfreys, but what about beginner homesteaders and hobby farmers?
Ben gave some serious thought to our original question, “How much acreage do you need to start a hobby farm or homestead?” and offered this advice:
“If you were going to have a homestead with 1-2 horses, a family cow, and your gardens, I’d want 10 acres of pasture, 2 acres for produce, maybe a one-acre orchard and the rest of it would be buildings.
So 15 acres could hold most of what you want to do.”
The Godfreys opted for larger pieces of land for their homesteads because they have five children and usually keep 7-8 horses in addition to their dairy cows. All this requires more pasture.
Ben also offers this advice to aspiring homesteaders with “real jobs” on farm location:
“I wouldn’t recommend moving way outside the city limits. About 20-30 minutes outside civilization is good, but 45 minutes and up feels a little far. Unless you can telecommute, then being further out is great.”

You’ll have a much more successful enterprise if you know what you’re getting into beforehand.”

We have a primary residence with a mortgage on it (85k original mortgage, 50k remaining). Last year my family decided to split the cost of a vacation property with a cabin on it, for which my spouse and I are responsible for 25k. For this we got a low interest home equity loan through a different lender with a 5 year pay-off plan.
Now we're looking to sell our residential house and finance a new home in about the 300k range, expecting to get at least 100k for this house (hopefully more though).
How does that work with the home equity loan? Am I expected to pay that off with the sale of the house, or is it transferable to a different property? Supposing the payments on the home equity loan continue as agreed upon (which we plan to do faithfully) would I even need to inform them of the sale of the original home? (Sorry if that last part is a stupid question, not trying to do anything illegal here).

A small caveat: I am new to this sub, and these have been my personal experiences and impressions while living in Brazil; but they may not be indicative of others who live or have lived here.
This month marks the two-year point that I’ve been living in the country with my Brazilian wife. Currently, I’m living in the interior of the state of São Paulo and I LOVE it here. The interior of São Paulo has very little crime, the people are incredible, and the infrastructure is very good. We get invited to churrascos and pizza night every week. I could write a book about all the good experiences that we had in São Paulo.
However, I used to live in the south of Brazil in the state of Santa Catarina in a city called Joinville.
Vou falar sem rodeios: It was a literal hell on earth for my wife and I. During my first month in Joinville, I was by myself, got lost and I asked a local for directions and he said something along the lines of “
vai se ferrar!” (translated as “go screw yourself!”) I asked a second guy and he completely ignored me. People from Joinville are notorious for being rude and cold, but I also met a handful of joinvilenses who were nice and friendly. When I walked in the street, I always said

opa, or
bom dia to everyone, but you will get ignored most of the time. It is also incredibly difficult to make friends there; my wife and I had the goal of inviting people to our house every week to play games and to eat, but only the Venezuelans, Haitians, Americans and Brazilians (outside of the south of Brazil) accepted. My wife is from Macapá and she faced A TON of racism even as a native Brazilian, and a few times natives of Joinville told me to go back to Argentina even though I’m not from there LOL. My wife and I had the same reception in Porto Alegre and in Curitiba. However, the north, northeastern, and rural areas of Brazil blew me away with their warm hospitality. I taught at a local high school in Santa Catarina, and the kids from Joinville bullied the Haitians and Venezuelan students. I don’t recommend the south of Brazil if you’re learning Portuguese; the people aren’t generally too patient. São Paulo was such a stark contrast; the people aren't xenophobic, they were helpful and friendly, and they were happy with anyone that tried to learn their language. For me, this just goes to show that one cannot judge a country by just one city or region. There are friendly and rude enclaves in every country.
Here are the amazing benefits of living in Brazil: Health: Brazilian healthcare is actually REALLY good. Calling an ambulance is free, you can go to any PA (pronto atendimento) for free, and their private hospitals have incredible doctors.
Nature: Brazil is one of the most beautiful countries in this world, and there is such a huge array of places to travel and places to see.
People: Generally, Brazilians are eager to help, friendly, and will go out of their way to make sure that you have a good experience.
Food: Brazil has such a vast a delicious variety of exotic fruits, foods, and barbecue. This deserves an extensive post in itself.
Infrastructure: The country is very modernized, the public transportation works very well, and I’ve had very few internet issues. The public transportation is way better in Brazil compared to the US.
Affordable: Living in Brazil is very affordable. My wife and I pay about $10 per month for our electricity bill and $300 for rent in São Paulo (although we rented for $120 per month in Joinville). Overall, we spend about $700 (≈3500 reais) per month for all of our expenses combined. Just be warned that technology (cell phones, computers, TVs) is CRAZY expensive in Brazil.
Here are the downsides to living in Brazil: Safety: I’m not going to sugar-coat it; Brazil is a dangerous country. I’ve stared down the barrel of an assault rifle, and my wife and I have been followed at night on a couple of occasions. This isn’t to say that every city in Brazil is dangerous, but you have to keep your eyes peeled when you’re going out. Although many say that the south of Brazil is safe, it’s not exactly true. Porto Alegre has a murder rate of 34 per 100,000 inhabitants, Curitiba has a murder rate of 41 whereas Rio de Janeiro has a murder rate of 13 (1). The safest cities in Brazil are usually found in the interior of the state of São Paulo and parts of Santa Catarina (2). Lastly, if you’re concerned about safety, it’s better to live in a large apartment complex because the security is much better than renting a house.
Police: I’m sure there’s some good cops trying to keep law in order, but overall, the Brazilian police suck. We knew some neighbors that got burglarized in Joinville. It took three hours for the police to arrive, and the thieves left clear fingerprints on all the windows. My friends asked the police, “Aren’t you going to take samples of the fingerprints?” The police said “who do you think we are? CSI Miami?” Lastly, the police didn’t do anything when my wife was sexually assaulted in a beauty parlor. So.... yeah, they are a waste of space and tax dollars in my opinion.
Corruption: If you live in Brazil, corruption is going to affect you in some way. Don’t worry about getting mugged in Brazil; be more worried about the big Brazilian corporations like the internet companies, the Brazilian banks, the electricity companies, etc. I’ve been robbed on the street just two times from Uber drivers, but I’ve been robbed by big Brazilian businesses on COUNTLESS occasions. Whatever you do, DO NOT GET VIVO INTERNET SERVICES. Lastly, save yourself dozens of headaches, and get yourself a good, local Brazilian lawyer.
Noise: If you’re someone that loves peace and quiet but hates a lot of noise, Brazil is not the country for you, my friend. You’ll hear dogs barking all night, fireworks, the neighbors arguing, soccer matches, the couple next door making passionate love, the churros truck, the gas truck, the Atacadão deals truck, the egg car, late-night parties, and motorcycle fanatics so loud that cause even the deaf to hear. If you don’t like noise, be sure to bring a few pairs of ear plugs or shotgun earmuffs (or both).
Overall, I love living in Brazil, and I will be so sad when I leave at the end of this year. I hope that someone finds this post useful.

Hey guys, this is my first time using reddit and I'm honestly just a little scared. I'm 16 and I live in the UK, I'm saying that because 16 has different rights in different countries and it also means that I'm finishing up my exams very soon. I finish my exams on the 16th of June. I feel uncomfortable sharing my personal life, I've always been a private person. I've been okay recently and I'm trying to stay confident and happy but my dad has just told me that in 2 weeks I need to be gone or he's going to kick me out. He has said this before but he's never followed through with it although those were many years ago. The emotional abuse has gone too far and now I actually want to leave the home. I have no idea about how this all works though. I need to focus on my exams and also move out. I don't think I'm going to be moving out full time, I'm thinking a month at most, I think this because I still have a Mum and 3 siblings, it's only my dad who is kicking me out. I feel like once I leave the house and leave a note, they will get worried and then ask me to come home because they still care despite not being the kindest to me.
I don't want to sleep on the streets, I wouldn't mind but where I am, it's not the safest and I don't really know where I'd sleep. I've been thinking of renting a place but I'm struggling to find anything. I don't want to be too drastic and move cities. I was thinking of staying at a hotel for a while. I just don't have that much money stored up. I have £20 at the moment and a £5 Gift voucher I won from school. I first applied to get a debit card as I know many places don't accept cash and as a musician I also put my guitar up for sale. A little sad but I need the money and it is a valuable guitar. I used gumtree but I'm going to post on more sites. and I'm also going to try and sell more things, I just don't know if I'll have buyers in time. With cash I can get a hotel room or a place to rent but I genuinely have no idea what I'm doing. I'm not begging for money by the way, I just want advice on what to do and just for starters. I'm not going to talk with my family, I physically cannot bring myself to it. I can't crash at a friends place although I do have a friend who may lend me some money.
I honestly just have no idea what to do so please can someone give me some advice, maybe sleep on the streets ? certain companies to look out for ? a tent ? Just looking for words of advice.

Hi all,
I was VERY lucky to buy in March 2020 @104k in Albuquerque, NM.
I'd love to relocate asap to my small Midwestern town in MI.
My problem is, realtors haven't been able to help me a ton with how I'd price my house. My house is in a really small (~40 houses) subdivision in the middle of a cattle ranch/mesa. This is about 15 miles out of the "city". I've heard everything from 125k, to 150k, to 175k, and my mortgage and zillows are at over 200k. Nothing in the subdivision has sold over 130k pre pandemic.
Has anyone had experience with this type of situation and how did you find a realtor who was able to help confidently list your home? Sorry if this a bad question, just looking for personal experiences. tyia

I bought a starter pack of Ryobi tools a decade or so ago when I bought my first house. It was the standard driver, impact, 5.5” circular, reciprocating saw and I think a flashlight. I’ve since built out my collection a bit.
With Ryobi days this year I opted to pick up a 4.5” HP angle grinder with the $199 battery pack. I was also looking at doing the hack to upgrade my 5.5” circular saw to the 7 1/4” HP model. But when I figured out the pricing, it looks like I’d be spending about $286 for the grinder, saw, and three HP batteries. I’ve also been thinking about adding an impact wrench to the collection, and eventually replacing my standard driver with a hammer drill so I have the option to drill into concrete (I’ve got one project upcoming where I may need to drive some concrete anchors).
So I took a quick glance at the combo kits, specifically the PBLCK108K2 8-tool kit (link below). It’s currently $690 at DTO, but if there is another 40% sale in the future (and it applies) it’d bring the price down to $414, or $51.75 a tool. It also comes with one 2AH HP battery and one 4AH HP battery.
I don’t really need to replace all of my tools, but it seems like a better value, and then I could either keep some of my old tools in places they would be more convenient or sell them relatively cheaply. Just curious if anyone else has made the same decision in the past and whether the HP line is quite a bit ahead of the standard in terms of performance. I’m just a DIY homeowner so by and large my standard tools have worked ok, but in some instances I find things like the circular saw getting bogged down so I’d like to upgrade that. It just seems like if you’re going to get one or two Ryobi Days tools it might work better to look into one of these combo kits, assuming you can get a decent DTO deal.

I’m in the process of buying a new home while simultaneously selling my current house. We’re actively looking at new houses, but haven’t listed our current house yet (it will be ready to list in 2 weeks). We need the profit from the sale of our current house to use as the downpayment on the new house.
