Offer accepted end of Jan for a purchase. It's combining mine and my partners properties to buy together. Her sale went through fairly straight forward although the BTL buyer's product runs out end of this month so we will have to complete her sale and she moves in with me to secure our purchase - the only thing is the huge gamble because my solicitor is answering questions like an MP where they can't give me a straight yes or no:
I have a doubling lease every 25 years, my buyer's lender is refusing based on this and has rejected the indemity policy we drafted and looking now to a deed of variation on the lease tracking RPI. We've been told, several times, the landlord is under no obligation to agree but my solicitor has gone from optimistically "I'll get this sorted" to "we might have to re-sell to another buy who's lender will accept the policy".
The response time from the landlord is horrific, they say 10-15 working days per email.
If we get a no on the deed of variation we've outright lost our purchase and are back at square one looking to buy and resell mine.
We are both quite stressed by this just looking for advice on next steps? Should my solicitor had this sorted earlier by now?

My partner and I have been camping out of our Subaru Forester when we travel, primarily navigating decent to not-so-decent Forest Service roads in NM, but with the addition of a dog to the mix, I don't think that's going to be tenable moving forward. We're not looking for anything elaborate; we don't need a kitchen or bathroom. We are pretty much thinking a box on wheels that's somewhat insulated to extend our shoulder season camping, quick to set up, spacious enough for us to sit up in (not necessarily stand),and waterproof so we can sleep in it and store stuff while we're on the road. Ultimately, we'd like to get a truckbed camper when we get a new vehicle, but we're not looking to replace the Subie anytime soon. I was initially considering teardrop/squaredrop camper trailers (e.g., Hiker Trailers, Runaway Campers, Tiny Campers), but most of those are a bit out of our price range ($4000ish) new, and used market around me is very limiting. I had previously discounted rooftop tents because they seem to be a pain for dogs and didn't seem to offer much in the way of additional weather protection beyond a normal tent. However, in looking into them further, I am starting to reconsider. I've seen some nice examples of hardshell rooftop tents that would offer some more weather protection and faster setup than a normal tent, and putting it on a cheap trailer would bring down the cost (vs a teardrop) and still be relatively easy for a dog to get in and out. I'm also considering just putting on a truck cap on a utility trailer, which would probably be even cheaper, but maybe not as warm? However, I don't see these latter options all that often, so I'm wondering what people think or have experiences with? Or am I missing any other alternatives? Thanks!

2023.06.08 20:04 raegree8 Step dad is getting screwed in his divorce from my mom. Please help.

I am in California, seeking divorce court advice in the Solano county area for my step father. My mom initiated divorce from him ~7 years ago. Her lawyer is a shark. His lawyer fumbles, doesn’t fight, is unprepared and unorganized. Only one week before the trial begins and my step dad had to plead for face time with his lawyer to prepare for the trial. So they’ve had 4, 30minute zoom meetings in which is lawyer talks a big talk about what he will get done and then ends the call in 15 minutes.
Lawyer issues aside, my step father has a solid case. A case I will be testifying to support. Wife is on disability as of 2 years into the divorce yet alimony hasn’t been adjusted to reflect this change in income. Additionally, wife has a successful under the table business and financial records, photos, and witness testimony to prove it.
Community property my step dad ran his business out of was sold a few years ago and wife was awarded 95% of the sale, even though her lawyer was only asking for about half of it. The judge has been unjust and sides with wives lawyer, 100% of the time, while step fathers lawyer fails to argue or show proof as to why it should not go in her favor.
Step dad is over retirement age but continues to work now out of his home to make ends meet and continue doing what he loves. Wife’s lawyer is asking for 200k which would require him to sell our home and he’d be left with nothing: no place to live or run his business out of since he was forced to sell the prior business property. He will not have enough funds to purchase a new home. He’s too old to start over, and makes less than my mothers current, under the table income.
Our case is set up to prove to the judge that my mom does have an income so committed fraud to the courts by claiming otherwise. Financial records shes submitted shows her income, but somehow she’s gotten away with only providing a few of her financial records, not all that were subpoenaed. The propetizer shows he only owes her 25% of what her lawyer demands she get. They have been unable to settle as my mom “wants it all”.
Trial begins in a week. I’m pleading for help from a law student or lawyer who can give any legal advice on strategy and supporting case law- or any other help as to how we can argue his claims against her while being mindful of the judges relationship to her lawyer (they are friends).
I’ve used chat GPT and everything points to this is a win win for him. He can pay her the 25% of what more she’s asking for, no further alimony, and be done with it. But I am scared for him and his future, as the decision is in the hands of a biased judge and the facts are in the hands of a bumbling idiot (lawyer), being refuted by a shark (her lawyer).

My question is, does buying a bleachers/SRO ticket guarantee you a seat in the bleachers? I have mobility issues and can’t stand up the entire game. Any recommendations for how to ensure I get an actual seat? Stubhub has some seated tickets for sale but they’re stupid expensive. Thanks in advance geaux tigers etc

Continuing on our series of Framework Laptop 16 deep dives, today we’re sharing more about power. We built a brand new custom high-efficiency 180W USB-C power adapter in partnership with power adapter manufacturer extraordinaire Chicony. This is a jump over the 60W power adapter in the Framework Laptop 13, enabling substantially higher performance. The adapter body is just 116.6 x 58.2 x 27mm, and the enclosure is made of 30% post-consumer-recycled plastic. That’s exactly the thickness and depth and twice the length of our 60W power adapter, while outputting 3x higher wattage. Pretty incredible! Our PFC plus asymmetrical half-bridge flyback architecture uses ON Semi NCP1622 and JoulWatt JW1556 controllers along with latest generation GaN switching parts from both GaN Systems and Navitas, peaking at an amazing 93% efficiency.
We needed to solve for the tricky task of creating an adapter small and portable enough to be a great fit for the Framework Laptop 16 in an integrated graphics configuration while also outputting enough power to handle the Graphics Module with a discrete GPU. 180W covers the majority of use cases while still being extremely compact. If you have a Graphics Module installed, set your OS to maximum performance mode, and run a sustained heavy load, it is possible to draw from the battery while plugged in. If that doesn’t sound like a good tradeoff to you, the Framework Laptop 16 supports 240W USB PD 3.1 power adapters too, so you can configure your DIY Edition without a power adapter and bring your own 240W one instead.
Historically, USB-C power adapters have been limited to 100W. We’ve been able to make a 180W USB-C power adapter by using the new USB PD 3.1 EPR standard through a Weltrend WT6676F controller, enabling up to 36V/5A output. USB-C enables both flexibility and re-use. You can plug the adapter into either side of the Framework Laptop 16, and you can use it to power any other USB-C device you have on hand too.
Beyond reducing environmental impact through efficiency and recycled materials, we’ve enabled longevity by making both the 2m USB-C and 1m AC cables removable, letting you swap a cable if your cat chews through it. Remember to use a USB-C cable that supports EPR voltages, otherwise you’ll be limited to 20V/3A or 20V/5A. EPR cables have an e-marker chip inside that lets the system ensure it can safely handle both the voltage and current requirements. The AC cable uses the same common IEC C5 connector we used on the 60W adapter, and we have Type B (US/CA/TW/JP), Type G (UK/IE), Type F (EU/KR), and Type I (AU/NZ) versions available.
