Well as the title says. It happened. Finished Tokyo 600 for the night, even won a night 5 star ticket from driving 50+ miles and was kinda looking forward to it after the dog water 4star 10,000 credit awards. Anyway, Before I left the exit screen, i had a warning on the right side that I had no connection and that it would be taking me to offline mode. By the time I had the Wi-Fi enabled and connected again, it was too late. I was in the home menu, my daily mileage reset back to 2miles. The money earned didn’t register into my account so I was back to square one.
Just had to vent not sure if anyone had a familiar experience lol. And of all odds, I get a 4star ticket after redoing it (got the clean bonus this time) And it’s not credit or money. But a useless titanium rods for a 360z

So my partner comes in the room a little frantic after going to the bathroom saying that the toilet is doing that thing where it just runs all the time. Note, this is my parents house. The well is contaminated with an iron eating bacteria that will turn any unfiltered water left sitting slimy and orange. It's not too nice looking or tasting fresh either.
Anyway, handy ma'am to the rescue to do some 1am toilet mechanism jiggling. It had 2 problems. The bacteria slime was gumming up everything, and the trip lever was bent because my mother yanks the handle down like she's frantically closing a castle gate with Ghengis Khan marching towards it. I'm used to adjusting the lever. But ugh that fucking water. MAINTAIN YOUR GODDAMN WELL OR FILTER THE WATER BEFORE IT GETS INTO THE REST OF THE HOUSE. I had a thought while I was adjusting it this time that the water that pools near the toilet may be from the flush valve gasket. I was resigned to just let it rot and the toilet fall through the floor since I'm moving soon anyway. But. That nasty water ruins the seal of every single washer and gasket it touches. I'm curious and also tired of the toilet making a squishy sound every time I sit on it. I'll check it in the morning.

They had a front load washer and the tray for detergent looked like this. Somehow I keep hearing them say that it's "too expensive" to filter the whole house. Idk. Replacing neglected appliances is expensive too. Their relationship with their daughter might be worth something but that's up for fucking debate I guess. It makes that same orange slime on the shower curtain even with a filter. Before the filter it was bad enough to stain my shoulders and scalp orange. They never saw a problem using and drinking it. They didn't filter the drinking water until a few years ago, and didn't switch to an under the sink filter until last year. I almost cried with joy being able to just turn the faucet and have a clean glass of water. They aren't poor. They used to eat out twice a week before they realized how overweight they were (very). They spend thousands on vacations. Every goddamn time they leave the house my mom comes back with a bunch of trinkets that she is just going to drop on the kitchen table and forget. They have the money and just spend it on stupid shit while their house is gross and falling apart from easily fixable problems.
So here I am, fighting with a nasty neglected toilet tank when I thought I was going to be winding down for bed and just seething when my dad waddles in to pee. I tell him leave the tank open, I had to adjust the lever again but I want to clean the flapper before I put everything back. After hearing me tell him exactly what's happening he asks me what's wrong with the tank. 🤦‍♀️
I swear I thought about bouncing his head off it. I said exactly what I said before but very slowly. What I actually wanted to say was "shut up, go piss, and then get out of my way".
I've flaired this not looking for advice because I know how to handle my family and how to balance doing things for them vs just letting it go. At least enough to stay sane. A huge part of that is just venting so I don't unload a lifetime of resentment onto them over something minor.

Maintenance was sent and they "fixed it," but the next day even more flooding came in but not only from the water heater itself, but the bathroom as well. We don't know where in the bathroom, but it was a lot of water so it was pretty significant, not just a small leak. This left our carpets extremely soaked and we called again, this time getting a carpet specialist to come in and start drying the carpet. I was worried about mold as it had been nearly 2 days of heavy water exposure by the time they finally showed up. Maintenance comes and fixes the water heater again, this time hopefully for good. Later that evening, however, our A/C stopped working as well. Maintenance comes and removes the filter and says they'll be back with a new one tomorrow. Attached below are some pictures of what I found when we opened up the unit. I am young and don't have much experience with this stuff, but I am fairly certain this is no small issue. Loud pops and rattles can be heard sometimes when the A/C runs now, and all this build-up seems to be accumulated because the filter had frozen over. How should I proceed with this in terms of dealing with the apartment complex as well as potential legal action if this is as life-threatening as some research has led me to believe and they prove to be as unwilling to help as they have been recently?

Just installed a water softener and decided to flush the water heater to get rid of any hard minerals in the tank. We've done a flush every year since purchasing the house 2 years ago around this time without any issue. Each time about a handful of little white balls come out. This time however was different.
Water seemed to drain out very slowly. I had the hot water open on the kitchen sink and one of the bathroom sinks (we have 2 bathrooms total). Also had the water heater's pressure relief valve open as well. After what seemed like 30-45 minutes, water coming out of the hose was barely a trickle so I decided to open up the supply valve full blast. Everything was fine for about 30~ seconds then I start hearing dripping at my feet. Water was coming out of 2 little holes of where the blower is at. I shut the water off, towel dried under the blower, and now I've got a portable fan blowing to make sure everything dries up.
Other important details: looking closely at the pressure relief valve pipe, it's made of "black steel" which I'm pretty sure is against the rules. Also, there's only 1 discharge pipe on the side of the house which makes me think the HVAC condensation line is linked. The inside of this pipe is full of rust as well. The water heater was installed right before we purchased the house because the last one blew up (there was water damage on the floor behind the water heater).
Wondering if my hypothesis of wrong pipe type is correct or maybe something else is going on. Also, would a home inspector be expected to find an issue like this? Purchased home in California in May 2021.

Sooo.. hubbie and I are buying a house we're very excited for but the inspection came back as less than satisfying. The main issues were
  1. Plumbing is going to need to be replaced in the near future.. I bet that ain't cheap.
  2. All of the rooms had "3 prong ungrounded outlets" what is that?
  3. An improper p-trap in the kitchen sink.
  4. A water heater that will need to be replaced soon.
  5. Some minor (hopefully) cracks in the foundation.
  6. The inspector also wrote there was a safety concern that the "chimney flue/vent pipe has inadequate clearance to combustible materials. repair as needed"
This list sounds expensive. My realtor said our next step is to send the repairs to the seller. What exactly does that mean? She explained but im not fully understanding I don't think. I'm worried this will cost me an arm and a leg after paying quite a bit for the house :( It's a very lovely updated house but I guess it just has some minor (or maybe major, im not sure how major those things listed are) deficiencies, which im assuming is normal, but I'm also not sure. Thoughts? Is this part of buying a house or does this house have more problems than the average? Does anyone have an estimate on how much any of these issues would cost to fix?

Hi all,
So... I've jumped down the rabbit hole of creating a long lasting and relatively "easy" tank. I've been doing a TON of reading regarding ways to ensure success, or as much as possible. I've had this tank for a while but have recently put in real floating plants on the surface (dwarf water lettuce, water spangles, and a decent amount of floating Hornwort). I currently have a Hygger 18W light on it set to a medium brightness setting for 12H duration.
The inhabitant of the tank have been a BN pleco for over 2 years. He is pretty shy, and I have recently learned the importance to feed him zucchini and other foods they live several times a week (along with the algae wafer 1/week in the zucchini). I have been interested in growing a community tank that is relatively self sufficient. I know the more fish I add, the greater the complexity will be with managing it, but as I am a college student and not around most of the time, I would like to make it as self-reliant as possible.
I recently also added a new piece of drift wood which has been releasing tannins into the RO water, but have left them in there as I know they have certain benefits to plants and the tank ecosystem. The newly added plants (a little over a week ago) have started to grow (red tips on the hornwort = fast growth) and the water lettuce is growing and roots are shooting down.
I wanted to now focus on my expansion of fish. I was interested in possibly adding either (A) 1 Honey/Blue PowdeDwarf Gourami or (B) 3 Sparkling Gourami as the main centerpiece. I then would add 6ish Celestial Pearl Danios as schooling fish, and then 6 blue corral platies. I plan to keep the Pleco in this tank. What do you guys think? Will these all get along decently, and would the plants be able to manage the waste/provide natural ecosystems for them? Will they live for a few years? I have done a good amount of reading on this, but am sure there are things I may be missing. Any advice/comments are useful.
Also, the place I get them at wouldn't be sure they could give me just males or females, so is there a way to "prevent" breeding, or can I just ignore the sexes of the Danios/Platies and sparkling gourami?
I guess once I decide on these, what are good ways to ensure everything gets the correct food and as minimal as possible?
BTW, I have started testing the water conditions, and they are low ammonia, low nitrites, ~30 nitrates (Assume due to the pleco poop building up and bacterial breakdown), and 7.6-7.8 pH. I also have a heater around 77F. Reminder that the tank is 10Gallons.

Hello everybody! I’m a new real estate investor looking for some guidance. I bought a SFH two years ago, but life circumstances are having me move 30 miles away for at least 2 years. I am renting in the new area with plans to buy in a few years. Back to my property now:
Purchase Price = $185,000 Down Payment = 20% or $37,000 (with closing costs I believe it was $45k at closing) Loan = 30 year fixed at 3.375% Payment = current payment is $810 total (includes loan, taxes, insurance), could change when I rent house out and change insurances (I think?)
Rent = $1,300-$1,600, let’s say $1,500 Planning on using a property manager Tenant does lawn care and pays all utilities etc
Does this deal make sense? I know I’ll cash flow a decent amount but not sure how to calculate profit with loan paydown, vacancy, maintenance (both water heater and HVAC have been replaced in last 2 years, roof is just okay), property maintenance, and any other expenses.
Could anyone help me out? Should I open an LLC for this? My plan is to have this home long term and maybe one additional rental besides my own residence. I was going to put $3k-$5k into an account let the profits build up for a couple years for reserves and a down payment fund for my next place. Thank you!

Thanks to your advice I'm glad to say I'm still alive, not because I sucessfully installed this monster myself but because a qualified electrician did it for me.
6/2 AWG for wiring. Not sure why he used a 60 amp breaker when the label says 50, but hey, I'm sure he knew what he was doing...
