2023.06.10 06:04 renounceit HELP : NEED A PLACE TO HOST A SMALL BIRTHDAY PARTY

Hello, the wholesome janta of Chandigarh. This is going to be one of those ‘Reddit, do your thing’ kinda posts. So, my birthday is on 17th June and I wanted to arrange a small in-house party for some of my friends. The issue is that most of us live in PU’s hostels and don’t have a place to host such a party here in Chandigarh. The plan was to hold a low-key party with good food, beverages, and music of our own choice to dance on. There will be around 14-18 people at the party. Is there a way for me to rent a decent place for a night to host the party? Do any of you know of any place like that? Something not too expensive. The music would be as loud as it could be on a medium sized Bluetooth speaker and there is bound to be some dancing till late night. I’ve tried Air BnB’s and most of them have a no-party policy. Any ideas or leads will be appreciated. Come on Reddit, do your thing!

2023.06.10 06:02 basmaz Not sure about my grade schoolers new friend.

My 8 year old, Sam, started talking about another little girl, Val, at school a couple months ago. Val's mom reached out to me for a playdate, which they had. Then they were mutually invited to each other's birthday parties. When Val was at Sam's birthday party she showed up much later than the 4 other girls. All the kids were playing nicely together until Val arrived. Then she wanted only to play with my daughter and kept trying to exclude the other kids from what they were playing with, which Sam also started participating in. Val also didn't like any of the birthday activities or food I had and mostly stayed in the house while the other kids were outside. Val also would tell me the other kids didn't want to play with her, were being mean to her and calling her names, which was not at all what I observed. I told her you're telling them what they can and can't play with and dictating everything they are doing, if you want to play with them you've got to stop trying to boss them around constantly and just let them play too.
I also went to a few school events in the last couple weeks where val and Sam would again be very exclusionary to the other little girls my daughter has been friends with since kindergarten. And they'd tell me the other girls didn't want to play with and are mean to them. My daughter previously never had any issues with these other kids. I noticed the other kids will tell val no and won't just do what she says. I feel like she's maybe glommed onto my daughter because Sam is so easy to influence and easy to get her do what you want her to do.
I also didn't like the things val was saying to my daughter. Sam told me that she said there's no point in having friends because you'll grow up and move away from each other anyways. And some other interesting takes on things. Sam one night wanted to walk down to one of the neighbors girls houses to tell her something. I told sam she couldn't but she could tell her on the bus the next morning. My daughter told me she couldn't talk to this other friend because Val would get mad at her for talking to the other kids. I told Sam I really didn't like that and I didn't like her hanging out with Val if that's how they would act together, and that Val getting mad at her for talking to other kids wasn't acceptable for me. I figured since it was the end of the school year I could just let it go, hope they grow apart over the summer and get placed in different classes next year.
Well I got a text from Val's mom this week asking me why Val is saying she can't be friends with Sam anymore and did Val misbehave at the birthday party. She's very concerned because Val is new to the school district and doesn't really have any other friends. I'm not sure how to respond to this. I feel bad Val doesn't have any other friends, but with the way this kid acts I can kind of see why that's the case. And I don't want my daughter to lose all her other friendships and only able to be friends with Val. Any advice on how to tactfully respond to this other mom?

2023.06.10 05:54 Theeaglestrikes I bought a disturbing Choose-Your-Own-Adventure ripoff called “Journey to the Lake”, and the events are unfolding in real life.

Since my wife died last year, I’ve been travelling across the UK in a decked-out van with my son, Sam. We’ve been heading up to Inverness, his mother’s favourite place, in the hope of scattering her ashes. It’s no surprise, then, that I’m a lover of adventures, is it?
Journey to the Lake Choose Your End
I picked it up from a charity store yesterday. A hardback novel with a tattered paper cover. Whilst some knock-offs are a little cringe-worthy, I was intrigued by this one. Minuscule white writing on an all-black cover. The stark, sinister minimalism of the art really gripped me.
Plus, I have fond memories of the “Choose Your Own Adventure” books from Sam’s childhood. But “Journey to the Lake” seemed a little more mature than the stories I remembered.
Choose Your End
The title alone seemed bleak, but I didn’t know the half of it.
“You reach a crossroads… Uh oh,” Sam said, chuckling as he read the book aloud.
“What?” I asked, smiling.
“Time to make our first decision,” He replied.
“Leave this to me,” I said, cracking my neck decisively.
Sam groaned. “Dad, no. You always made the worst decisions with these books back in the day.”
“I know,” I said. “Mum was always the smart one. I was the beauty, and she was the brains.”
Sam shook his head, before clearing his throat and leaning into the light above the van’s front dashboard. He read with the giddiness of a child. Of course, even at the age of 19, he’s still a child to me.
“Pick the safest path to the lake,” Sam read. “Take the road to Yellow Town. Page 11. Or take the road to Brickrock. Page 43.”
“Yellow Town!” I exuberantly requested.
Sam, being a people-pleasing saint, rolled his eyes and obliged. He flicked through the pages of the dusty, unbranded book and settled on Page 11.
To summarise, the road took our character to Yellow Town, a seemingly-serene place with a sinister history. It was haunted by the Seafarer, a stranger who was hanged for slaughtering seven townsfolk. And his ghost, donning a black raincoat, stalked the protagonist.
“Oh, so it’s that kind of story,” I said, smiling.
“I thought we would be going on a fantastical adventure with dragons and fairies,” Sam gulped.
“Maybe the Seafarer has a magical boat?” I suggested, smirking.
“Okay… I’m gonna stop there. I’m tired,” Sam said.
“Or scared?” I teased. “Well, if you want to stop reading so early, I might as well carry on driving to Carlisle. You okay with that? We could treat ourselves to a hotel, rather than kipping in the van.”
Sam shrugged. “Sure. Just wake me in a couple of hours.”
But I woke him far earlier than that. You see, we never made it to Carlisle.
“Welcome to Joune...?” I whispered, squinting to read the road sign for a town I hadn’t seen on the GPS.
The sign might’ve said something else, but it was dark, and one of the letters had faded.
I was more concerned with the neat rows of structures that rushed towards us on either side of the road. Quaint cottages, shops, and other quintessential British buildings — but they were all various shades of yellow. Like the town in the book. A strange coincidence.
But then, in one of the house’s upper windows, I briefly saw something which glued the flesh of my hands to the steering wheel.
A man in a black raincoat. Watching.
Journey to the Lake was on my brain, so it had to be confirmation bias. That was what I told myself.
Sam laughed when I woke him and explained the situation. He said the tables had turned — suddenly, I was the scaredy-pants. I thought he might be right.
“Room for two?” Asked the hotel receptionist at a little B&B in the middle of the town.
“Yes, please,” I said. “Two singles, mind.”
Sam rolled his eyes — his favourite response to my humorous quips. The receptionist merely nodded and handed over a key.
“Room 11. The end,” She said.
“Beg your pardon?” I asked in a hoarse whisper, suddenly perturbed by the receptionist’s uneven tone of voice.
“The end of the corridor,” She clarified, offering a false smile. “You can’t miss it.”
Sam and I practically sleep-walked to our room in the early hours of the morning, but I was overcome by a strange sense of alertness when I plopped onto my bed. I wish I hadn’t remedied that with the following idea.
“I’m gonna read a little more,” I said, pulling the book out of my backpack.
Sam groaned. “Why did you bring that in here?”
I found myself unable to crack one of my usual jokes. “I just have to know what happens next.”
Weary from your travels, you graciously accept the keys from the innkeeper. “Room 11. The end,” She says.
How? How could the book have known? Heart gripped by the terrifying and inexplicable sensation of suddenly being watched, I stopped reading.
“Ha, ha,” Sam sarcastically grumbled. “I’m going to sleep.”
“Read it for yourself,” I shuddered, hurling the book at him.
My son sat up and read the page for himself. “Is this one of your jokes? First, the yellow buildings. Now, a scripted conversation?”
“You were there in the shop with me. I found the book. I didn’t write it,” I said. “I think we need to go.”
A booming sound echoed along the hotel corridor, and goosebumps bubbled across my icy flesh. I’d never been so frightened in my life, but I summoned the bravery to stumble over to the door.
“You hear a thunderous creak in the hallway,” Sam read. “Gazing through the peephole, you see…”
I didn’t need my son to finish the sentence — yet again, the book had predetermined my actions. And through the peephole of the hotel door, I saw something horrifying.
The man in the black raincoat stood in the hallway, one eye peering into the peephole from the other side — as if he could see me. He was warped by the curvature of the glass into a horrifically large, malformed man. Or maybe those were his true dimensions. And there was no accounting for his lifeless, sagging skin. That was surely no trickery of the glass.
I screamed, stumbling backwards from the door.
“Head into the hallway. Page 59. Exit through the window. Page 115. Dad, what is this?” Sam quivered, seemingly understanding, at long last, that I was not playing a cruel joke.
“Page 115, right?” I asked, turning and running over to the window.
Sam nodded, leaping to his feet and frantically flipping through the pages as I pulled the curtains open. Fortunately, we were on the ground floor, and the window opened wide enough for us to slip out.
Sam went first, taking our bags with him, but I struggled to squeeze my slightly larger form through the window.
“Dad!” Sam screeched.
And in the reflection of the glass pane, I saw him. Standing behind me.
The Seafarer.
The door hadn’t opened. I don’t know how he entered the room. I don’t know how any of it happened.
One of his cold hands clamped onto my shoulder, squeezing tightly enough to drain the very life out of my being — his touch filled me with a haunting hollowness that I cannot put into words. An eternal hell that must’ve only lasted a moment in reality.
Terrified, I wrenched my body free of the inhuman man’s grasp, and I slithered out of the window after my son.
We sprinted to the van and made a hasty getaway, grateful to have chosen the right path this time. Or so we thought. As I drove the way we came, something unexplainable happened.
We found ourselves back in Yellow Town.
No matter which way we drove, the road always led back to Yellow Town. And that’s when the horrifying gravity of events soon dawned on both of us. We were trapped.
We are trapped.
Only the book can determine our fate. We’re too frightened to go back to an earlier point in the book and change things, given that we don’t know how this unholy scripture works — all we know is that this isn’t a story. Every consequence is real.
Our next choice is as follows:
You take the off-road route through the forest. But which road will bring you to the lake in time?
Route 15 — Page 152 Route 11 — Page 191
I have no idea which route to take, but I trust Sam’s judgement more than my own. I hope to update all of you soon.
If you never see a post from me again, then I guess we’ve chosen the wrong path.
X

2023.06.10 05:46 Few_Thought_248 Is lawyer necessary for county’s court appearance due to not renew rental permit on time NY

I’m a distance landlord and own a property in NY and have been renting it out for about ten years. My last rental permit was supposed to be renewed on July 2022 but I didn’t receive the notice because I moved and didn’t update my address. I also didn’t receive any notice send to my house in NY nor my email. I only knew it because somehow the county’s building department sent me an email recently about renewing rental permit and then the house inspector told me that I have a court appearance due. (For not renewing the permit&renting it out without the permit)
I have never been to court and I’m definitely terrified about it, I talked with Attonery and they charge $1500 for three court appearances.
I’m currently working on getting the permit, basically making changes according to the house inspector’s instructions. My questions are :
How would having a lawyer benefit my case ? The reason I asked is because I’m on track of getting the permit right now and couldn’t think of anything that the lawyer could get me.
In case I’m representing myself , should I ever been like ‘ county didn’t try their best to contact me so not entirely my fault ‘ or I should just play the victim card and say I’m just really sorry for all of these and it’s all my fault.

2023.06.10 05:46 bransanon [Landlord-US-CA] Elderly landlord doesn't have a copy of lease or deposit amount for tenant

Trying to help out an elderly neighbor, she's had the same tenant in a rental property for about 8 years in a house that's a couple hundred miles away. The tenant is moving to be closer to his kids and vacating the rental at the end of the month.
She was renting the property out through a property management firm, which she says closed up shop in 2019. They never shared any paperwork with her other than the original rental application - she does not have a copy of the lease, and does not even know the amount of the security deposit (which as I understand was held by the now defunct management company). The tenant just switched over to sending her the monthly rent directly and neither ever really questioned the arrangement.
It doesn't seem like she's on bad terms with the tenant and she doesn't anticipate any damage past usual wear and tear (she has a handyman that keeps an eye on the property regularly). The tenant is elderly and doesn't appear have much documentation, his kids are moving him out.
I'm inclined to tell her she should just return back a month's rent as the deposit, minus anything that might come up during inspection and be done with it. Any thoughts on whether this would be the right course of action?

2023.06.10 05:44 Castilla_Leon I'm renting a shop :D

After grinding for 5 months I can finally rent a shop, not to open it to the public, but to put all my personal studio there, it's 80m² (860 SF) with soundproof walls and ceiling, so I can work even if it's 4 am and scream as much as I want.
And it's only a street away from my home, so it's a 1-2 minute walk from my house to the shop, I'm so happy everything is working out after dropping out, just wanted to share that :)

2023.06.10 05:42 Liwi808 Landlord mad at my roommate and I because we're "not paying them enough to cover the mortgage"

Not sure if this belongs here, but thought I would share anyway. I recently moved out of my old apt here in Las Vegas, because I couldn't take the noise, state of disrepair of the complex, and complete lack of caring on management's part.
I found a cute, little 1 bed and shared bath over by Whitney Ranch near the mountains, and my rent went from $1100 to now $675 ($775 after utilities). Everything about the house is great, and although the room I have is small, I feel better saving a bunch of money every month.
Fast forward to last week, and now I have the homeowners (who are in the Philippines) texting my roommate and I telling us to not turn the AC down past 76 EVER (again, this is Las Vegas). I told them I would try my best, but it does get hot here, esp since I have the upstairs room.
It was fine when we had 3 people, I could keep the AC at 72. Now that the 3rd person moved out, they're saying we can't put it past 76 because we're not paying enough to cover the utility bill. They even asked my other roommate for MORE money than he owes in the lease.
What should I do here? They can't tell me suffer and be hot and miserable just because they can't rent out their home while they're in the Philippines. I recommended they install solar panels, and they shot it down, saying they can't afford it. Any help or advice would be great thanks.

2023.06.10 05:41 Angharrad Ex-Landlord making 3.5k county claim court against us out of the blue for old residential tenancy - refusing all contact.

Hey there. We're in England.
My partner and I left a residential tenancy December last year - the place was electrically dangerous. We lived in the property for 2-3 years. The property had many electrical faults and the electrics blew every couple of months to some problem or another (One time the fridge they left us started tripping fuses, another time a random socket upstairs was blowing fuses, at one point we realised the whole house was on a single circuit and had to be fully rewired. Shower started blowing fuses at one point.) We were working on finding another place to live at the time and when we had no heating during that big cold snap and some wires behind a blanking plate started sparking badly enough to melt the connector blocks, we called it quits. We sent an email advising we were leaving 12/12/22 and would give vacant possession as soon as possible.
We only ever dealt with the lettings agent - never with the landlord. Lettings agent did their best to deny the electrics were in a bad way. When we vacated the house, it was a difficult time and the house was left messy and definitely in need of an end of tenancy clean. Nothing was damaged by us. Some light sockets and plugs didn't work, but that was a long standing issue that we raised with the agent several times. Some furniture and black bags would need removing. We informed the agency of this and offered them our full deposit (£825) to cover it. We just wanted out. The house wasn't damaged, nothing unsavoury or unsafe like food was left as we cleared and cleaned as much as we could despite being homeless and crashing at work.
The agent on behalf of the tenant tried to claim about 2 grand for various works, including a brand new bathroom. We disputed this and offered the full deposit and no more. We sent quotes to full house cleans and removals that fell under the deposit value to prove what we were prepared to pay was reasonable. This was denied and they didn't budge on their demands. They took a post-tenancy walkthrough video on 16/01/23 where it shows the house needs a clean, but doesn't show any damage at all. We went back and forth until halfway through February wherein I fell unwell and told them that unless they were willing to accept our offer or to meaningfully negotiate, to please stop contacting us. They made a claim a few days after we gave vacant possession for the full deposit (Which is protected with the DPS) which we disputed pending an agreement that it would be accepted as full payment. Nothing happened and it's now been sat waiting for a court order to be released for 6 months.
Fast forward to not hearing anything from the agent or the landlord since February, my partner and I get a county claim through the post from the landlord (not the agent) claiming £3298 plus £205 court fees. They claim we didn't vacate on the agreed upon date as per a notice period, the property was left in a mess which resulted in a rat infestation and damage was caused to some fixtures resulting in work costing £1998. No further details are given about any claim. They also claim that due to the works required, they lost 3 "about 3 weeks of rent" at a value of £1300 (For reference, we paid £825 a month in rent) as the property was not ready for the next tenant to move in. They also claim interest from the period of 12/12/2022 to 01/06/23 at a daily rate of £123.00 (I'm guessing they got their daily rate wrong, because yikes.)
The claim has the name of who we assume is the landlord and their address. We didn't have any contact details, so we reached out to the old agency and asked them to pass our email address on to the landlord so they could contact us and we could discuss. Heard nothing back, chased the next day and the agency confirmed that the landlord instructed the agency to not give out any contact details.
As far as we understand it, the property was left in a state that definitely did need a good clean and removing of some furniture and black bags, but at no point were rats ever mentioned and the claims they're making are at the moment entirely unsubstantiated. We have almost no details to go on. I'm also pretty sure that a county court claim is supposed to follow pre-court guidance on the Gov website including two "warnings" about intention to claim in court as well as both parties having an obligation to work together to prevent the issue getting to court or at-least reduce the scope of the issue. Fully aware and happy to pay for reasonable fees despite the landlord being an ass, but don't want to pay a ludicrous amount for no reason.
Current plan is to talk to citizens advice, send a letter via recorded delivery asking for contact details to the physical address located on the form and talk to the few solicitors who seem to represent tenants in disputes on Monday. Happy to receive any further advice.
Thanks!

2023.06.10 05:39 Top-Till2283 Roommate won’t move out after lease ends but won’t re-sign

I’m moving into a new house with 3 other people. Two of them (A & B) have been in the house already for a while, and one of the current people in the house (C) was planning on moving out in July, when our new lease starts.
However, C decided he won’t be leaving until August. This throws a massive wrench into our situation, because myself and my other new roommate (D & E) can’t move in until his things are out. C did not communicate this to any of us besides A — A was the one who told B, E, and me.
Since C will be in the house, taking a room but not paying rent, is there anything we can do? He isn’t a problematic roommate, but this is escalating and it’s becoming tense for A & B. C doesn’t need to stay past July, he just decided he wanted to and didn’t talk to any of us about it.
I don’t want this to be a problem, but we’re all students, and we can’t really be starting the new semester and moving in at the same time. Advice would be appreciated — we are in TN, not sure if that impacts much.

2023.06.10 05:33 thomaswingle Can't find a place to do stuff

Ok so my gf (18F) and I (18M) have been dating for a little over a year now and are ready to start experimenting. The only trouble is that her house is a no go because she feels uncomfortable there and her parents come down to the basement and my house is a no go because theres always people there. Just today we tried to do some stuff while my parents were at their anniversary dinner only for them to come home right before I had her bra off. Its looking like the only viable options are cars (which both of us refuse to stoop to) and other peoples houses namely a friends lake house. Im looking for others because I don't like either of those but I can't find any. Am I just not thinking hard enough or is there really no solution here?

2023.06.10 05:27 ToIrrelevantlyOpine The proliferation of renting out America.

I see a lot of people talking about how bad AirBNB is, but I don't ever hear anyone discussing the broader macro trends behind the surge in STR in general.
You really have to study the fact that there are so many people looking to rent out houses as de facto hotel rooms, meaning that much of America is just an amusement park for people with money. Towns with crippled economies that used to depend on strong local industries now have multi-generational wealth tied up in providing rentals for foreign nationals and big city high income professionals who want to come tour their once bustling regions.
The degree of American decline that must be present for this to happen is staggering, because it means that there were no families in need of the housing, nobody really taking advantage of the land, nobody creating anything or bringing it to market... and no other source of comparable income.
America feels like an abandoned circuit city building sometimes and AirBNB is just the Spirit Halloween store that is taking advantage of the free real estate.
A country that basically is willing to rent its most intimate, coveted communities out to anyone with a pulse because, well, to hell with it... isn't a strong, healthy country. There's not really a housing crisis, per se.
There's just a country that increasingly is just a place for people from real countries to come and visit, quaint like a little pub in England, toothless and fun with a McDonalds and a quirky coffee shop around every corner.
It's amazing to be living through such times and have almost nobody discuss these things openly. Almost like a daydream that you're experiencing that you can't bring yourself to realize is your actual life unfolding, like a spectator to what is transpiring in our own world. And I can't make anyone see it. And perhaps you won't see it either?

2023.06.10 05:27 dgstep11 Lower Maintenance Breeds

Hey all, I have experience with training dogs and caring for them, but for a good 10 years of my life I was gone for 10-11 hours per day 5+ days a week.
Things have changed with hybrid working and a new job. I'm now gone 2-4 days out of 7 for around 8-9 hours. There isn't anyone who can watch the dog during the day aside from paying a dog walker, but I can give the dog access to the exterior with a 3 seasons room I have. I live in the country part of the city so it's fairly quiet from a people/cars perspective, but there's deer, squirrels, rabbits, etc..
Most would say get a cat i know, but I also like walking a lot and being outside or hiking. So I'm looking for a companion to do things with and walk every day. I'm also allergic to most cats :(
Can I get away with taking them for however long of a walk they need in the morning and the evening on days that I'm gone. I definitely want to make sure my dog is happy and loved, but it's just me. Thanks!
Will this be your first dog? If not, what experience do you have owning/training dogs?
First dog that I am primarily responsible before but experienced in training not necessarily caring for a dog
2) Do you have a preference for rescuing a dog vs. going through a reputable breeder?
I would prefer to rescue a dog
3) Describe your ideal dog.
Small to medium sized. Happy loving and hungry
4) What breeds or types of dogs are you interested in and why?
I’m not sure I was looking at beagles recently
5) What sorts of things would you like to train your dog to do?
My dog will be trained on his day to day and his capacity to continue to learn beyond that would be stimulated but I don’t really want my dog to do “something”
6) Do you want to compete with your dog in a sport (e.g. agility, obedience, rally) or use your dog for a form of work (e.g. hunting, herding, livestock guarding)? If so, how much experience do you have with this work/sport?
No
Care Commitments
7) How long do you want to devote to training, playing with, or otherwise interacting with your dog each day?
2 hours max
8) How long can you exercise your dog each day, on average? What sorts of exercise are you planning to give your dog regularly and does that include using a dog park?
For me I understand the dog needs daily exercise but some days it’s 20-30 min and other days I have 2-3 hours of walking. For reference I averaged 3.5 miles walked per day working from home last year. I’ve walked/hiked 20+ miles in a day though
9) How much regular brushing are you willing to do? Are you open to trimming hair, cleaning ears, or doing other grooming at home? If not, would you be willing to pay a professional to do it regularly?
I do not want to regularly have to brush and trim hair. I have significant issues with my hands that make things like that difficult. I would hire someone if I could not perform
Personal Preferences
10) What size dog are you looking for?
20-50 lbs
11) How much shedding, barking, and slobber can you handle?
Barking and slobber are eh prefer not to much shedding but definitely not a deal breaker I’m outside a lot so I track in my fair share of dirt
12) How important is being able to let your dog off-leash in an unfenced area?
Not important

2023.06.10 05:21 mediapoison Poor people need to budget

I have been poor most of my life But really started to grow out of it ( after my divorce) with using a budget.
Out of 100% of the money you bring in (always (once a week) look for a better job, with more pay and insurance)
You will have to pay:
25% (what you make in a week) should be for housing - rent, house payment , heat, water, electricity
25% transportation , car and insurance or bus pass.
10% phone
10% food - restaurants or home cooking
10% save (instead of using credit cards with interest, use this money)
10% entertainment (gotta stay sane)
10% clothes or whatever
Now if you make more money you can do fancy things if you don't you can't - ha ha
I set everything to autopay and rarely think about money.

2023.06.10 05:18 icekiss [TASK] Create me empty monopoly templates for use in Canva

Hello all!
I am looking for someone to create me the following templates for use in Canva for a custom game I am working on as a present:
Font to be the closest monopoly classic font you can find on Canva
Colours to be closest to the monopoly classic colours (if you can use the original colours that would be best!)
The cards need to have text ie. Space for rent on property cards, space for text on chance cards etc.
$10 CDN is what i'm thinking for this.

2023.06.10 05:08 moonchildthrowaway Should I just get a refund?

Good morning everyone! I would just like to get an advice whether I should get a refund on a housing property I purchased last 2018. As per my agent, after paying the 5-year equity amounting to roughly 500k, my house was supposed to be finished last November 2022. However, due to the Pandemic, construction operations were delayed and as I observed during the last site visit, the Phase where my house was supposed to be situated has not yet started and is currently on the land development process. Further, as gossiped by other people I know who have purchased a property with the said developer, even some houses on the adjacent Phase (first phase of the subdivision) are not yet finished considering that the equity has long been completed.
Now, the 3rd phase of the subdivision is already open for purchasing to the public and I have observed that the same model I got increased the monthly payment of its equity by 71%. As indicated in the contract that I signed upon purchasing the property, if I were to retract the full amount, I would lose 20% of what was already deposited and my reservation and processing fees cannot be refunded. That’s an estimate loss of almost 150k. I purchased the said house for the future should I decide to get married or if not I was planning to rent it out. I’m currently 30, single, living at our parental home. But these days, commuting has been hard for me and I was really planning to get a car and was thinking I could use the amount I get refunded (if ever I did push through with this) since I think I’m not getting married anytime soon.
Should I just wait out till the developer starts on the construction of my property or should I just accept the losses. For reference, I also had people advice me to have it assumed however, given the reputation of the slow progress of the developer, finding people who will be willing to assume the property is like finding a needle on a haystack.
Thank you in advance for your insights!

[Listing] Flatbush sublet from June 12th - July 17th (flexible) - 2 bed/ 2 bath $2000
I'm leaving town to welcome my nephew into the world and visit some friends. My whole apartment will be available during that time, which is a bright and sunny 2 bedroom with an office, two bathrooms and tons of space.
My bedroom has a queen sized bed, not much of a closet, but a full private bathroom. It's on the back side of the house so it's quieter but also gets less sunlight.
The other bedroom has a full size bed and giant closed. It's very sunny but also gets the street noise, which usually isn't too bad.
I can be flexible on your move in and move out dates, I realize the dates i'll be gone aren't the most convenient for moving into and out of a place. The only catch is I will need my bedroom back after July 17th. I can rent one bedroom out or both, just let me know what your needs are and we'll make something work.

2023.06.10 04:58 Just-sayin-37 Video Laws for small claims

I am taking a person to small claims for rent/deposit for a room i rented but didn’t move in. She was also renting the house and had just moved in maybe a month prior. I moved in 2 weeks later and she still hadn’t unpacked and in fact had more things she got out of her storage. I came with a lot of kitchen things and clothes. (Which I told her when I came to look at the place) I had a bed delivered there. I asked her where I could put my boxes until I unpacked and she wanted me to put all the boxes in my room. It was small and I wouldn’t have had room to walk. I asked to put them in a corner for 2 days max. It was a 3 bedroom house with just us. She would only allow me to put my boxes in the backyard because she refused to move things around or let me so I could put some boxes. It would have been about 15 boxes. I decided not to stay there that night (I arrived at 6:30 pm) and had put my bed frame together and she was also intoxicated so she got extremely rude. Wouldn’t let me open my window all the way in the bedroom for safety reasons and other things that were ridiculous. I told her the next day I wasn’t moving in and would come to pick my bed up the next day which was Monday. She said no and I could come that weekend instead. She refused to give me my rent back( I subtracted a week since my bed was there) and the deposit. I waited the 20 days and asked again and she finally sent the deposit only and it came the following month on the 15th but shorted me 1000$. I went back the following weekend to get my bed and I had my daughter video the place because I knew I would have to take her to small claims. Am I able to use the video (and I have pics)since I didn’t announce I was doing it? Even a week later she still hadn’t unpacked anything in fact there was more stuff. I couldn’t have cooked a meal in the kitchen if I wanted to because all her shit was everywhere, same thing with the bathroom and a black dirty tub I was not going to shower in and another reason I didn’t stay. Hope this isn’t too confusing.
