So, my bf and I got mega screwed over recently and it's been very stressful because of it.
At this point in time, rent due in Aprol was not paid, and was considered "late" on May due rent. He had changed his availability at his old job, and his hours were cut because he wasn't needed so much during his new available hours. So, money got tight.
This was before I moved in with him. I was out of work from my job for 6 weeks, due to a concussion I received on the job, but wasn't eligible for workers comp because my Dr note said I could return to work the same day with heavy restrictions. (I.e. those restrictions being everything the job was). This was in March/early April) so I had no income during those 6 weeks.
Anyway, early May I moved in with my bf, having finished my college semester and dropped out for personal reasons. One week of working McD later, were hunting for jobs. My friend ended up helping me get a job at a local smoothie place, but I don't get many hours, especially because I'm in training.
My bf was also hired for a job, 13/hr, with us, our living situation, and how much everything costs for us, with the hours he was going to work, was going to be big for us, and help us get caught up on bills.
Couple hours before he was going to start working, he got a message saying he didn't have the job anymore because payroll was too high.
So, that was a massive slap in the face, and he's been trying to find a new job since. He's had one interview already, has another one later today, for other jobs.
I've been doing my best to cover internet and electric, scraping all my money together best I can. The only reason we are actually going to end up having electric paid this month is because we got overcharged a previous month, and the credit covers our full cost this month, which felt like a miracle.
It really sucks with this whole situation because we live in an "at will" state, so it's really frustrating because there is nothing we can do about this
Idk, just wanted to get some frustrations out at the place that screwed us over big time. Also, if anyone has any advice, then please share

I am a recent college graduate planning to move in with my partner. I am currently in the process of building my resume before applying to law school while my partner is completing a graduate architecture program. At present, my work involves two part-time positions: one as a paid legal assistant and another at a non-profit legal organization that aligns directly with my future career plans. However, despite these engagements, neither my partner nor I earn enough income to afford an apartment.
During college, my mom was paying my rent at my current residence. I was included in the lease as a resident/occupant, but I did not personally pay any rent. My mother acted as the guarantor, effectively footing the bill in its entirety.
My parents anticipate that I will continue to gain work experience, through internships or similar opportunities, throughout the summer and expect me to secure a full-time job by November. I think this is more than reasonable and have no issues with this arrangement. At that point, my partner and I should be able to take on the responsibility of paying the rent ourselves.
My current lease ends July 31st. All the necessary documents from my mother are ready for the apartment applications.
What remains unclear to me is what additional documents my partner and I need to provide for the lease application, beyond our IDs and prior rental history if my mother is the one paying. I’m not sure if this makes her the guarantor or if she is leasing the apartment and we are subletters? Any advice would be greatly appreciated. Thank you.

I’m currently in the middle of a huge over haul (like I have a dumpster outside and I’m throwing my whole house away😂) but I’m still really stuck with what to do with this space to really make it feel cozy. I have two toddlers and I’m expecting another this fall so toys all over are inevitable (and for now the boxes and boxes of hand me downs that are floating around the living space.) we live in a a pretty small house there are two bedrooms through the door way to the left of the TV and the upstairs/ loft space is my husbands. So what you see is what I have to work with. I downsized the couch from an absolutely massive sectional and I threw out it dated oversized area rug and I’m in the marker for something new. Other than that I’m open to anything that will make this space feel more cohesive and hide some of the toys and stuff. We have a house full of things and furniture crammed into an apartment.
If anyone remembers my first post months back my husband is borderline hoarder and I rented a dumpster and I’m doing all the leg work to get rid of the insane amounts of shit that piles up in our home but it’s been a huge undertaking especially being 7 months pregnant.

2023.06.09 17:11 TheDudeofDC What is your opinion with all the dwarves having the same head model/same VA?

I think it would be cool if each dwarf had a unique look, or at least an option for purchasing new faces as cosmetics.
This one is purely my own opinion and I doubt anyone will agree on this, but I think it'd be cool if instead of one VA doing the voices for all the dwarves by pitching up/down the sound, we could have one voice for each dwarf so they each sound more unique.
Obviously these changes are so miner that most wouldn't notice, but if there's ever some downtime in development, it might be cool to see each dwarf get a more robust personality based around their role.
(Also nothing wrong with the current voices, it's just a little jarring hearing the same clip with a different pitch coming from a different person.)

So I (22f) work as a waitress at a restaurant with a bartender (40s-50sf) who I’ll call Becky. Becky has been there for years, and seems pretty friendly with the managers who have also been there for years.
Becky isn’t a manager, but she acts like she is one. She’s constantly telling me what to do, and recently it’s felt like she’s gone out of her way to belittle or condescend to me. Like calling my side work my “little chores” and telling me to stop because helping her is more important.
There are some drinks that for whatever reason don’t print out a ticket, so I have to go and physically ask her to make the drink. Half the time Becky straight up tells me ‘no’ and to go ask someone else, even though it’s literally her job. It’s infuriating because as a waitress, I have to tip bar out, so I’m literally paying her to refuse to make drinks for me.
Becky also guilt trips me over text a lot to try and get me to give her my shifts. She’ll say how she’s having trouble making rent, and that she really needs my shift. I’ll admit that I’ve given in to her too many times, but I felt bad for her. I’ve learned my lesson on that front, though, and I’ve blocked Becky’s number.
I feel like I should talk to a manager about this, but I’m nervous. Like I said before, Becky’s been there forever, and she’s pretty buddy-buddy with most of the managers. She’s also gotten employee of the month multiple times, one of those times being literally this morning.
Honestly, I just want to not work with her anymore. At the end of the summer my schedule will be changing to accommodate my classes, and we won’t be working together anymore. Should I just wait it out? Or if I talk to a manager, what should I say/how should I phrase it so they’ll believe me and take me seriously?

He said based on what he saw and how well we were treating and cleaning that we had a very light infestation. So I’m really happy this nightmare is coming to an end but also pissed that the landlord didn’t treat the problem before we moved in.
PSA: DO NOT RENT FROM PROGRESS RESIDENTIAL!

Repeating every Friday for the next 3-4 weeks.
He agreed with my assessment that there was a previous infestation that wasn’t completely eradicated and the property manager just had painted over the evidence . And there were piles of boric acid behind the appliances…

I apologize for my english in advance, I'm not a native speaker.
I(26f) have an ex-boyfriend (37m) whom I dated ~7-6 years ago (i have a thing for older guys don't shame me pls), we had a great and warm relationships and ended everything on good terms. We meet each other occasionally once or twice a year and just talk about everything like friends. A year ago he got married to a woman around his age and they had a child 4 months ago. And I am in a long-term relationship with my boyfriend (but we haven't seen each other for almost a year).
We met with my ex-bf a week ago and talked about life and relationships. He told me that he is very sexually frustrated because his wife just doesn't want to have sex and is not interested in doing it at all (he suspects that she is asexual). She was like that for their whole relationship and although he is a person with a very high sexual drive he loved her in every other way and wanted to have a child with her. It almost feels like first and foremost he wanted to raise a child before he gets too old and she was a really really good person for that.
So, he told me about all that and how he constantly thinks about cheating on her. He also mentioned that he feels like they will divorce when their child will get older. I was really furious when I heard that and scolded him for his way of thinking, told him that he should discuss it with his wife, etc. I also told him that although it's tough for me to not be around my boyfriend for such a long time and I am horny almost all the time, I don't ever want to cheat on my boyfriend or be dishonest with him in any way. Cheating simply goes against my values and also seems like a tiresome and pointless thing to do.
Today ex-bf sent me a message where he says that because he and I have similar "needs" we can meet on a weekend, rent a house and maybe "discuss these needs".
I really don't know how to react. I searched for his wife's Instagram page and there are nice photos of them together, there is a post where she tells how much she loves him... She is generally a very beautiful and nice woman and I feel like she deserves a better man. I want to tell her about his attempt to cheat before he actually cheats but I don't know how to do it and I don't know if I should. They are both grown-up people that need to sort these things between each other. Plus, I really don't want to be involved in their stuff, I have my own life. But it also doesn't sits right with me to not do anything at all
Wise married people, please, give me some advice on this, I honestly don't know how I should navigate in this situation...

Also in terms of paper work and protecting myself I should get liability insurance and get waiver signed by each client? Also I should get my clients to fill out a PARQ each time for a new client? Do I need any other forms, protection, paper work? I’m in Ontario Canada.

2023.06.09 17:07 UJL123 I live in a rent controlled apartment for 9 months now, and I just received a form if I wanted to sign on for another 12 months or go month to month.

In the package I recieved the following
  1. A cheque for interest of the last month deposit I gave initially
  2. An N1 regarding an increase in monthly rent starting in 3 months
  3. A request to write a cheque for the difference in the rent increase so that my last month deposit matches
  4. A section if I wish to renew my tenancy agreement, or continue on a month-to-month basis


My question regarding #4 is that since I'm rent controlled anyways, what would be the incentive to me to lock myself down for another 12 months rather than going month to month? Isn't it simply beneficial to myself if I go month-to-month even if I plan on staying here for 12 months?

I mean, as he was going to the White House, in 2016 he had to pay $25mil to settle fraud claims about his FAKE university.
Shortly thereafter he had to pay a multi million dollar settlement to shut down his fraudulent FAKE charity.
His business has been criminally convicted as a FRAUD.
His CFO just got out of Rikers.
His campaign chairman served time in federal prison as a FRAUD.
His campaign manager is awaiting trial...as a FRAUD on fraud charges.
With a person with that kind of track record are we surprised that the person at the middle of all of that has been indicted?
NO, it is not surprising.
What IS surprising is that we put that person in the White House.
And that is the problem.
This is a political problem that the party, the Republican Party has lost the ability to police itself, to prevent itself from letting somebody like that become the standard bearer and presidential nominee of their party.

That is where the Rubicon is crossed. Him getting indicted was an inevitability, probably from the time that his father first settled with the Justice Department for not renting apartments to black people. 2023.06.09 17:03 toxsid [Landlord-US-CA] First Eviction Notice Sent

Hello Everyone,
I retained an attorney in my area (LA County).
The tenant was served a 30 day notice to cure or quit for a few material breaches (not non-payment of rent) created by their team and they used a 3rd party process server to deliver. The notice was delivered and dated 05/29/23 and the tenant confirmed they received the notice.
A day later the tenant emailed me saying they are giving 30 days notice to vacate.
This month the tenant has not paid their rent for the month of June, so I asked the attorney what to do here. He says that I cannot accept rent from the tenant or it waives the notice.
So am I understanding correctly, a tenant that is served a 30 day notice basically gets to live rent free for the remaining time at the property? Something doesn't seem right about that, my feeling would be the tenant would still be on the hook for rent up until the date of expiration of the notice. After the notice date then I would not accept any rent.
Input would be greatly appreciated.

2023.06.09 17:03 EdnaMode622 How to Respond to a “best offer” or request to “bid” on apartment rentals.

As soon as you are asked to “bid” for an apartment you must respond by either rescinding your offer entirely, refuse to give an answer quickly, or politely (but firmly) request to rent at the listing price that was advertised.
Do NOT let yourself be subjected to this sales tactic in Chicago. This is an actual tactic and it’s known as the “scarcity” effect. People in sales understand that you can impulse people into buying (anything) if you make them feel as if they are going to miss out on an opportunity.
The problem is, this is a lose-lose game for the potential renter. If you increase your offer, and there were no other applicants, you just paid more for an item that wasn’t actually a “hot commodity.” If there were other applicants and you offer to rent the unit above listing price it causes a domino effect that causes every potential applicant to pay more.
As a renter you probably know this intellectually, but psychologically this tactic works because it causes anxiety over possibly “missing out.”
The only way to beat this is by doing the following:
  1. Walk away (this might suck but so does being asked to bid)
  2. Hold firm: you walked in the door because you saw a certain price was listed. You will put in an application for the listing price but respectfully decline to bid. Yes, you might lose the apartment but they lost your interest/business for years.
  3. Make a 72 hour rule for yourself. You’ll notice that when these places ask for bids that they’ll always need an answer “quickly.” That’s not your problem. Never rush financial decisions, especially ones that involve signing a contract.
If you’re not ready to walk away from an apartment that’s reportedly being bid on — wait. Look for other apartments in the meantime and as many here have mentioned … you’ll likely get a call back saying it’s available for listing price (or you’ll just see stay available). Worst case scenario, you lost the apartment to someone more susceptible to the scarcity effect.
NOW, this is a capitalist society. I respect trying to make as much money as you can…but I also respect trying to keep as much money as you make. This is not a post about what is right and wrong — if you enjoy bidding on apartments - go for it.
If you’re fed up with being asked to bid or want to know the best way to deal with it as a renter - this is a post is for you.

Hi,
I'm potentially moving to DC (currently live in NoVa) and have a 1999 SUV that I'm converting into an offroad campetrail rig. I believe I would be able to register it as an F (II) Historic Vehicle starting on January 1, 2024:
F (II) historic motor vehicle "means any motor vehicle whose manufacturer's model year is at least 25 years old or any motor which is at least 15 years old and is a make of motor vehicle no longer manufactured, and is used on the public highways for the transportation of passengers or property in conjunction with exhibitions, expositions, parades, tours, club activities, or similar activities or events, including transportation directly to or from such activities or events, but in no event used for general transportation."
Historical vehicles with the F(II) designation will receive a non-expiring inspection sticker. This vehicle will not be required to visit the inspection every two years.
I know would need to get it inspected before getting the non-expiring sticker, and that I can't use it for "general transportation", but I was wondering if there are any additional caveats or considerations that I'm not aware of. The main benefit for me would be 1) only having to pay $25/year in registration fees (normally I'd have to pay $250), 2) not having to worry about inspections, and 3) I personally like aesthetic of the DC Historic plate.
Anyone have any personal experiences owning an F (II) Historic Vehicle in DC?
